Locate partnered with Module Architects for this joint venture to design a pair of cost effective semi-detached homes as an exemplar of Scottish timber use within a strictly commercial, design & build context.

Locate / Module won the tender in conjunction with DBM Construction of Livingston and the building is more or less complete as of October 2011. Each home features double height living spaces and dramatic double height glazing which brings daylight deep into the living spaces.

We used a ladder stud construction by local company Ochil Timber who could guarantee a Scottish source for the whole timber frame and in addition supplied the whole kit out of untreated timber. The construction is all of ‘breathing’ type using recycled cellulose insulation and biodegradably painted external timber cladding.

The well insulated homes are heated by a simple boiler woodstove which feeds a thermal store. Hot water in the summer is provided by solar panels and a HRV system provides warmed fresh air to supplement the overall low energy approach.
